The property has remarkably rich soil because of the pedogenic processes in the geological history of the area. Early in the tertiary geological period marine seabird deposition processes accumulated phosphate-rich soils over elevated limestone surfaces. Marine birds accumulated breeding for long periods on islands their guano deposits are rich in minerals derived from the fishing and feeding, the coastal plains to the west were still sub-sea deposits at the time of the Cretaceous period this land (unusually) now embedded within the landmass of Australia on the East of the Swan Coastal Plain. The land is relatively rare for having marine fossils present in the aquifer strata beneath its present surface, the phosphate-rich soils are remaining in approximately 45% of the property in the upper interval of the property elevation ranges under 110m to over 230m.
The property has benefitted from sustained capital investment over 24 years maximising the potential of the land with its 635mm annual rainfall.
Fencing has all been renewed in the last 10 years. Paddocks have been oriented for ease of access and livestock management and gravel laneways permeate the property. Water capture is a feature with 5 appealing dams retaining 75% of all rainfall on the property.
Water extraction via windmill of approximately 40,000 litres per day capacity and solar powered pump 20,000 litres per day capacity available all year round. Water storage of 30,000 litres and reticulation via 50mm blue line to 600 litre water troughs in all paddocks.
